A fair price and a good buy aren’t the same thing
A “fair” price just means it’s what the last buyer paid — the going rate. It doesn’t mean you’re buying well, only that you’re paying what everyone else does. And if the price dips, you and that last buyer are simply in the red together. Whether this property will actually make you money is a different question — the one we’re here to help you answer, so you don’t end up there.
