GrowKaki is a decision-support tool, not a listing portal and not financial advice. Every figure traces to a real public source, but is indicative — verify against official records and a licensed professional before you transact.
Where the data comes from
- Private property transactionsURA Data Service — new-sale & resale prices, rolling ~5-year window, refreshed by URA (Tue/Fri).
- HDB resale pricesdata.gov.sg — HDB resale transaction dataset.
- Rental mediansURA — median rental by project, used for gross-yield estimates.
- Walking distancesOpenRouteService (OpenStreetMap foot-routing) — actual paths, not straight lines.
- GeocodingOneMap (Singapore Land Authority).
- MRT / schools / supermarketsLTA (MRT exits), MOE (school directory), NEA/SFA (supermarket licences), via data.gov.sg.
How we compute the numbers
- • Appreciation is a segment-median trend — the median price-per-sqft move for each unit size over the window. Public URA data has no unit ID, so we do not claim a per-unit profit.
- • Truthful windows — we only show the years the data actually covers (typically 2021–2026), never a longer claim.
- • Forward scenarios are capped — no project compounds double digits forever, so "Likely" is capped near the long-run private-market rate and "Optimistic" above it. These are estimates, not guarantees.
- • Profit is net of agent fee (2%), seller’s stamp duty, buyer’s stamp duty, mortgage interest (~1.5%/yr assumed), maintenance and property tax, and separates spendable cash from CPF refunded with accrued interest.
- • ABSD defaults to $0 — we assume this is your first residential property. If you already own one, a 2nd/3rd-property levy applies and your figures will differ.
The limits
Figures are indicative and can differ from your actual transaction. GrowKaki is not a licensed financial adviser, valuer or estate agent, and nothing here is an offer or a recommendation to buy or sell. Property involves risk and values can fall. Always confirm figures with official sources (URA, HDB, IRAS, CPF, your bank) and a licensed agent before making a decision.
